How do I apply?
To apply, visit this link. Select the property you're interested in and click on "Apply For This Unit." All applicants aged 18 and older must complete an application, pay the application fee, and submit a clear copy of a government-issued ID. You can easily upload a photo of your ID from your phone.
How long does the application process take?
We process applications right away, typically completing them within one to two business days after the non-refundable application fee is paid.
How much does it cost to move in?
The move-in cost varies based on your application results. If you have no evictions, you must pay a security deposit of one month's rent, plus a leasing fee of $650, which is a one-time charge for new tenants to cover leasing costs, increased property taxes, and insurance. The first month's rent is due upon moving in. If you have an eviction, an additional month's rent will be required as an administration fee.
No evictions: Pay 2x the rent, plus the leasing fee.
One eviction: Pay 3x the rent, plus the leasing fee.
When can I see the home?
You can arrange a tour of most homes by calling us for the lockbox code. This service is free and allows you to view the home at your convenience. If the home is occupied, showings can only be scheduled once it is listed as available.
How long is the lease term?
The initial lease term ranges from six to twelve months. If you wish to renew your lease after a shorter initial term, a renewal fee will apply.
Is there a mandatory charge for Internet service?
Many units come with Internet and preservation services provided by the landlord. If your unit includes Internet, there is a mandatory minimum charge of $149 per month, which may increase without notice and is considered additional rent. The preservation service may include an exterior camera that is monitored off-site.
Do I need to pay a holding payment to rent the property?
Yes, the property will not be reserved for you until the initial payment is made. Until then, it remains available for other applicants.
How do I pay rent?
The quickest way to pay rent is through automatic ACH payments from your checking account, which you can set up in your portal. You can also pay via credit card or cash using PayNearMe with a PaySlip that includes your name. To find a nearby participating location, visit PayNearMe.
What happens if my rent is not paid on time?
Rent is due on the first day of each month and is considered late if not received by the end of that day. Late payments may incur additional charges and could be reported to credit bureaus or future landlords.
Can you waive my late charge or other charges?
Unfortunately, late charges and other fees cannot be waived.
Can I add a pet to my home?
To add a pet, please submit a maintenance request online through your portal to ask your landlord for approval. Pet fees are $350 per pet and $50 per month for pet rent.
Can I temporarily care for a friend's pet?
No pets are allowed on the property unless they have been approved by the landlord and the associated pet fees have been paid. Temporary pet care or visits are not permitted.
Are utilities the responsibility of the tenant?
Yes, tenants are responsible for all utilities. You must contact utility companies at least a week before your move-in date to have services activated or transferred into your name. Keys will not be provided until proof of utilities is submitted.
What does the lease say about utilities?
Tenants are responsible for all utility services, connection fees, and deposits during the lease term. This includes electricity, water, sewage, and other municipal services. Additional charges may apply for properties with septic tanks or well water systems. If utilities are used without being in the tenant's name, a $100 per day charge will apply.
Can I make changes to the property?
No alterations may be made to the property without prior written consent from the landlord. This includes installations such as cable, security systems, or any physical modifications.
Can I change the locks?
No, changing locks without the landlord's permission is a serious violation of the lease agreement.
Do I need renters' insurance?
Yes, all tenants must have renters' insurance to protect their personal belongings, as the owner's insurance only covers the property structure.
Can I have a few extra days to finish moving out?
Extensions for move-out dates are not permitted.
My lease expires soon, and I want to move out. What do I do?
You must provide the landlord with at least 30 days' written notice of your intent to vacate.
What happens if I need to break my lease?
If you break your lease, you will be responsible for a two-month early termination fee.
Who pays for repairs and maintenance?
Tenants are responsible for all maintenance issues.
Who takes care of the lawn?
Tenants must maintain the lawn, including regular watering. If the grass dies, you may be responsible for re-sodding.
What is the tenant management charge?
This is a monthly fee that covers the costs associated with managing your tenancy, and all tenants are required to pay it.
