How do I apply?

Just head over to the link provided, pick the property you like, and click “Apply For This Unit.” Everyone 18 and older must submit their own application.

 

How long does the application process take?

We start processing as soon as the non-refundable application fee is paid. Most applications are completed within 1–2 business days.

 

How much does it cost to move in?

Move-in costs depend on your application results.

No evictions: You'll pay a security deposit equal to one month's rent, plus a $650 leasing fee*, and your first month's rent.
Total upfront: 2x rent + leasing fee.

One eviction: An extra month of rent is required as an administration fee.
Total upfront: 3x rent + leasing fee.

*The leasing fee is a one-time charge for new tenants and helps cover leasing costs, increased property taxes, and insurance.

 

When can I see the home?

Most homes can be toured anytime—just call us for the lockbox code. If the home is still occupied, tours can only be scheduled once it's officially listed as available.

 

How long is the lease term?

Initial leases run 6–12 months. If you start with a shorter lease and want to renew, a renewal fee will apply.

 

Do you accept Section 8 or other third-party housing programs?

Yes, we gladly accept Section 8 and other third-party payments. You will still need to complete our standard application and make the required initial payment to secure the home.

 

Do I need to pay a holding payment?

Yes. The property isn't reserved until the initial payment is made. Until then, it remains available to other applicants.

 

How do I pay rent?

The easiest way is to set up automatic ACH payments through your tenant portal. You can pay by debit/credit card, bank account, or with cash through PayNearMe using your personalized PaySlip. PayNearMe's website can help you find a nearby location.

 

What if my rent is late?

Rent is due on the 1st and is considered late after that day. Late payments may come with additional fees and could be reported to credit bureaus or future landlords.

 

Can late fees or other charges be waived?

No, all fees must be paid as stated in the lease.

 

Can I add a pet?

Yes—just submit a task/request through your portal to ask for approval. Pet fees are $350 per pet plus $50/month in pet rent.

 

Can I temporarily watch a friend's pet?

No. Only approved pets with paid fees are allowed on the property. Temporary pet care or visits aren't permitted.

 

Are utilities my responsibility?

Yes. Tenants must set up all utilities before move-in. Keys won't be released until proof of utilities is submitted.

 

What does the lease say about utilities?

You're responsible for all utility services, deposits, and connection fees, including electricity, water, sewage, and municipal services. Some properties with septic or well systems may have extra charges.

 

Is there a mandatory Internet charge?

Some units include Internet and preservation services provided by the landlord. If your unit includes Internet, there's a mandatory minimum charge of $149/month, which may change without notice and is considered additional rent. Preservation services may include an exterior camera monitored off-site.

 

Can I make changes to the property?

No changes can be made without the landlord's written approval. This includes cable installations, security systems, or any physical modifications.

 

Can I change the locks?

No. Changing locks without permission is a serious lease violation.

 

Do I need renters' insurance?

Yes. Renters' insurance is required to protect your personal belongings. The owner's insurance only covers the building.

 

What is the tenant management / Portal Access charge?

It's a monthly fee that covers the administrative costs of managing your tenancy. All tenants are required to pay it.

 

What if the home needs appliances before I move in?

If the property does not currently have a stove or refrigerator, you can choose to:

• Bring your own appliances, or

• Request rental appliances for your move-in week.

Our team will help coordinate whichever option works best for you.

 

Are window AC units included with the home?

If the home does not have central AC, you may find existing window units or the option to install one in the available windows. Please note that we do not provide window AC units, so you would need to supply your own if additional cooling is needed.

 

Who handles repairs and maintenance?

Tenants are responsible for all maintenance issues.

 

Who takes care of the lawn?

Tenants must maintain the lawn, including watering.

 

Can I review the lease before signing or paying anything?

Absolutely. Just email apartmentmacon@gmail.com to request a sample lease.

 

Can I get extra time to move out?

No, move-out extensions aren't allowed.

 

My lease is ending, and I want to move out—what do I do?

You must give at least 30 days' written notice before your move-out date.

 

What if I need to break my lease?

Breaking the lease requires paying a two-month early termination fee.
